To understand how you save money, you first have to understand how real estate works.  Read the Story...

In a traditional real estate transaction, there are two agents: a buyer’s agent representing the buyer and a seller’s agent representing the seller


The buyer’s agent and the seller’s agent each earn a percentage of the overall home price.
When listing a property, the seller sets this percentage, known as the commission, earned by each. Traditionally, the seller sets a commission of 6%, with 3% going to the seller’s agent and 3% going to the buyer’s agent.

In a traditional arrangement, the commission is already included in a home’s price, so a buyer who pays $400,000 yields the seller $376,000; $12,000 goes to the buyer’s agent Broker and $12,000 goes to the seller’s agent Broker.

The Buyers Agent generally splits the commission with the Broker at 50% since the broker provides the office, insurances, phone, supplies and some level of advertising, leaving a net commission for the Buyer agent of $6000 The buyers agent must then deduct their expenses and taxes.

Because the commission is set by the seller and is already included in the price, many buyer’s agents claim their services are paid for by the seller. But the buyer is the only person bringing a checkbook to the closing, and both commissions come out of the money the buyer provides from their purchased.
Remember that the job of the selling agent is to net a higher price for the seller.

New Construction Commissions
With new construction, an on-site salesperson may try to claim the commission if you as the buyer do not identify The Keyes Home Team as your broker when you initially register to see the property. Identifying The Keyes Home Team as your broker gets you a Buyer Bonus refund from The Keyes Home Team if you end up using The Keyes Home Team.
When You Get the Money and Other Details
The Keyes Home Team applies the refund toward closing costs, reducing the initial amount of money required to buy a property. Any refund in excess of the closing costs is applied to the down-payment or issued as a check within 7 - 10 days of closing, depending on rules set by your lender. According to the IRS, The Keyes Home Team's commission refund is not taxable because the funds are coming from the purchased price.
Florida Real Estate Law allows the buyer agent to give a bonus back to the buyers from the selling proceeds.

  1. Estimated Incentives – For a qualifying Home purchase or sale valued between $125,000 and $174,999, the estimated incentive is $300. For every $50,000 the price of the purchase or sale increases above $175,000, the incentive will increase an additional $250. These estimated incentives are based on a 6% real estate commission, evenly split between the listing and buying broker. Commissions are based on the price of the home and may not include upgrades to new construction or closing incentives paid by the seller. If the actual commission or the commission split differs below 6%, the incentive will reflect a similar adjustment. If any broker in the transaction gives back a part of their commission in the sale, the incentive shall void all offers made to the buyer.
